You show up to the brokerage meeting and everyone seems relaxed, confident, like they know exactly what they are doing. You scroll through your Instagram feed and watch agent after agent celebrate closings with captions about their best month ever. You get on a Zoom training and the person leading it talks about their business like it has always been easy.

The dry spell — the stretch of weeks or months where deals are not closing, the pipeline feels empty, and every morning starts with a low-grade dread that this might be the new normal — is one of the most universal experiences in real estate. Almost every agent who has been in the business for more than a few years can describe their own version of it in detail.

You have probably not said it out loud yet. Maybe you have thought it in the car on the way home from a showing that went nowhere. Maybe it hit you when you looked at your bank account and the math did not work. Maybe it arrived slowly, over months, as the gap between what you hoped this career would be and what it actually feels like right now kept getting wider.

The NAR settlement changed the compensation landscape. AI tools are automating tasks that agents used to be paid for. Discount brokerages are marketing directly to consumers. Online platforms have made basic market information available to anyone with a smartphone. And the market itself has shifted in ways that have made the past couple of years harder than the pandemic boom suggested they would be.

The buyer consultation — a structured, intentional first meeting between agent and buyer before any homes are toured — has always been a best practice. In the post-NAR-settlement environment, it has become an operational necessity. The buyer-broker agreement that must now be in place before showings begin requires a conversation. That conversation, done well, is the buyer consultation.

Spring is traditionally the most active season in the greater Philadelphia real estate market.
