How Can I Afford a Home in Montgomery County, PA With Mortgage Rates Above 7%?
With the average 30-year fixed mortgage rate at about 7.40 percent in mid-October 2026, according to Freddie Mac, many Montgomery County buyers are rethinking their budget. You still have options: ask the seller to fund a rate buydown, compare loan types and lenders carefully, use down payment assistance if you qualify, and target homes where you have negotiating room. The right strategy can lower your monthly payment by hundreds of dollars without waiting for rates to fall.
How much do higher rates change my monthly payment?
A lot. On a $400,000 loan, every 1 percentage point in rate changes your principal and interest payment by roughly $270 a month. At 7.40 percent, principal and interest on that loan is about $2,770 a month. At 6.40 percent, it would be about $2,500. Rates were about 6.3 percent a year ago, so many buyers feel this jump right now.
Remember that in Montgomery County, property taxes and homeowners insurance are added on top, and school taxes can vary by thousands of dollars from one town to the next. Always compare total monthly cost, not just the rate.
What is a rate buydown, and can the seller pay for it?
A buydown lowers your interest rate by paying money up front. There are two common types:
Temporary buydown: A 2-1 buydown, for example, lowers your rate by 2 percentage points in year one and 1 point in year two, then returns to the full rate. It gives you breathing room in the first years of ownership.
Permanent buydown: Paying discount points lowers your rate for the life of the loan.
In many cases, the money for a buydown can come from a seller credit negotiated in your offer. With more homes on the market this fall and some sellers ready to deal, asking for a seller-funded buydown can be more valuable than asking for a lower price.
Should I choose an adjustable-rate mortgage?
Maybe, but not automatically. Recent Zillow data shows 5/1 and 7/1 ARM rates have been similar to, or even higher than, 30-year fixed rates. That means an ARM may not save you much right now. Compare actual quotes side by side with your lender before you choose.
Should I wait for rates to drop?
Waiting is a personal decision. The Mortgage Bankers Association forecasts 30-year rates of about 6.7 to 6.8 percent for 2027, which would help, but it is a forecast, not a guarantee. If rates fall later, you may be able to refinance. If they fall and more buyers return, prices and competition can rise. What matters most is whether the monthly payment fits your budget today.
What other ways can I lower my costs?
Down payment assistance. Montgomery County and the Pennsylvania Housing Finance Agency offer programs for eligible buyers, some with reduced rates or forgivable help.
FHA and VA loans. These can offer lower down payments, and VA loans allow eligible veterans to buy with no down payment.
Shop lenders. Get Loan Estimates from more than one lender and compare rates, points, and fees line by line.
Look at homes with negotiating room. Homes that have been on the market longer often leave more room for credits and better terms.
