Navigating Inspections and Closing

After an offer is accepted, buyers move into the inspection and closing phase of the transaction. This stage ensures that the property is in acceptable condition and that the legal and financial details of the transaction are finalized correctly. It is an exciting stage, but it can also feel overwhelming if you do not know what to expect.

I guide buyers through each step of this process so they can move from “under contract” to “keys in hand” with clarity and confidence.

Home Inspections: What to Expect

Home inspections allow buyers to evaluate the condition of the property beyond what they can see at a quick showing. A licensed inspector typically reviews major systems and key components such as:

  • Roof and visible structure

  • Electrical systems

  • Plumbing

  • Heating and cooling systems

  • Foundation and structural components

  • Windows, doors, and visible exterior issues

The inspector will provide a written report, often with photos, describing issues found and recommended repairs or further evaluation. The goal is not to produce a perfect house, but to make sure you understand what you are buying.

Negotiating Repairs or Credits

If issues are discovered during the inspection, buyers may negotiate repairs or credits with the seller, depending on what was agreed to in the contract and how significant the issues are. Options may include:

  • Requesting seller repairs before closing.

  • Asking for a credit at closing to address items after you move in.

  • Accepting the property “as is” if the issues are minor and expected.

An experienced real estate agent helps you prioritize which items are important, understand what is typical in your price point and neighborhood, and craft a reasonable response that keeps the deal moving while protecting your interests.

Appraisal and Final Loan Approval

If you are financing your purchase, your lender will typically order an appraisal to confirm that the property is worth at least the purchase price. The appraiser will evaluate recent comparable sales and the condition of the home to arrive at an opinion of value.

At the same time, your lender will be working toward final loan approval, reviewing any additional documentation they may need and verifying that all conditions are met. Staying responsive during this phase helps keep your closing timeline on track.

Title Work and Closing Preparation

A title company or real estate attorney (depending on local custom) will conduct a title search to ensure there are no liens or claims that could interfere with your ownership. They will also prepare the closing documents, including:

  • The final closing disclosure, which outlines your exact cash to close and monthly payment.

  • The deed and other legal documents transferring ownership.

  • Any lender‑required paperwork.

Your agent and lender should both review these numbers with you so there are no surprises at the closing table.

Final Steps Before Closing

Before closing, buyers typically complete several final steps:

  • Mortgage final approval from your lender.

  • Appraisal completion and resolution of any appraisal issues.

  • Title search and clearing of any title issues.

  • Homeowners insurance policy in place.

  • Final walkthrough of the property to confirm it is in the expected condition and any agreed‑upon repairs are complete.

The final walkthrough usually occurs within 24 hours of closing and is your chance to make sure everything looks as agreed before signing.

Closing Day

At closing, documents are signed and ownership of the home officially transfers to the buyer. You will:

  • Sign your loan documents (if financing).

  • Review and sign your closing disclosure and deed paperwork.

  • Provide any remaining funds needed for closing, typically via wire or cashier’s check.

Once everything is signed and funds are disbursed, you receive the keys and become the new homeowner—an exciting milestone that caps off months of planning and preparation.
