What Is a VA Home Loan?
A VA home loan is a mortgage benefit offered through the U.S. Department of Veterans Affairs. It is backed by the federal government, which allows approved lenders to offer veterans significantly better terms than a conventional loan. You earned this benefit through your service, and it never expires.
Key advantages include: no down payment required in most cases, no private mortgage insurance (PMI), competitive interest rates often lower than conventional loans, limited closing costs, no prepayment penalty, and easier qualification standards for credit and income.
Who Qualifies for a VA Loan in Pennsylvania?
Generally, you may qualify if you meet one of the following service requirements: 90 consecutive days of active service during wartime, 181 days of active service during peacetime, 6 years of service in the National Guard or Reserves, or you are the surviving spouse of a service member who died in the line of duty.
The first step is obtaining your Certificate of Eligibility (COE). Our preferred VA lenders can pull this for you directly in most cases. You do not have to track down paperwork on your own.
Why Montgomery County Is a Smart Choice for Veteran Homebuyers
Montgomery County offers a combination of strong schools, easy commute access to Philadelphia, safe communities, and a wide range of home price points. With an average sale price of $465,000 in our market, there are excellent options for veterans at every budget level, whether you are looking for a first home in Lansdale or Norristown, or something with more space in Blue Bell or Lower Gwynedd.
Pennsylvania also does not tax military retirement pay, which is an additional financial advantage for veterans settling in the state.
How We Match Veterans With the Right VA Lender
Not every mortgage lender understands how VA loans work. The approval process, the appraisal requirements, and the timeline are different from conventional financing, and working with the wrong lender can cost you a deal.
We have spent years building relationships with lenders who specialize in VA loans. When you work with the Shaina McAndrews Team, we connect you with a VA-specialist lender who understands VA appraisal requirements and how to handle them with sellers, moves quickly so your offer is competitive, explains every fee and will not charge you for things VA guidelines do not allow, and has a track record of closing VA loans on time.
This is not a referral list. These are lenders we have worked alongside on real transactions and trust with our clients.
What the Process Looks Like
Reach out to us at montcoliving.com and we will set up a free consultation. We connect you with our VA lender right away so you get pre-approved. We search for homes that meet VA appraisal standards, negotiate on your behalf (including helping sellers understand the strength of your VA offer), and guide you through closing to make sure your benefit is protected at every step.
A Note on VA Appraisals
VA loans require a VA-certified appraiser to assess the property. The home must meet Minimum Property Requirements (MPRs) set by the VA. Some sellers are unfamiliar with this process, which is why having an experienced agent in your corner matters. We know how to present VA offers in a way that gives sellers confidence, and we know which properties are likely to sail through appraisal.
