The Charm (and Challenge) of Philadelphia’s Historic Homes
Philadelphia’s historic homes tell the city’s story—from cobblestone colonial rowhouses in Old City to Victorian twins in Germantown. But while their character is timeless, understanding tax incentives, permits, and maintenance costs is essential before you buy.
As a top Philadelphia Realtor specializing in historic properties, Shaina McAndrews helps clients balance beauty and practicality
Understanding Philly’s Tax Abatement Program (2025 Update)
Philadelphia’s Tax Abatement Program allows owners of newly constructed or substantially improved homes to pay zero property tax on the added value for up to 10 years.
Example: If you renovate a $300K home and add $200K in improvements, the $200K increase is tax-free for a decade.
Recent updates:
Applies to qualifying improvements or new builds.
Must apply within 60 days of permit issuance.
Available for residential and mixed-use properties.
Historic Property Designation & Renovation
If your property is listed on the Philadelphia Register of Historic Places, you’ll need approval from the Philadelphia Historical Commission for exterior work. But don’t worry—this also opens the door to federal historic tax credits worth up to 20% of rehab costs.
