How Do I Find Off-Market and Coming Soon Homes in Montgomery County, PA?
Some of the best Montgomery County homes are never on Zillow, or are only there for a few days. To see them, you need an agent who looks beyond the public listing sites: pre-market and Coming Soon homes shared between agents, private off-market listings, and direct outreach to homeowners in the neighborhoods you want. That is exactly what our Off Market Search Team does for our signed buyer clients.
What does off-market mean?
An off-market home is for sale, or could be, but is not publicly listed on the MLS and the big home search sites. Sellers keep homes off-market for privacy, to test a price, or because they are still preparing. A Coming Soon or pre-market home is one that is about to list, which gives early buyers a chance to plan a showing or offer before the crowd arrives.
Why can't I find the homes I want online?
Inventory in Montgomery County is up from last year, but the most desirable homes, like updated homes near walkable downtowns and train stations, can still move quickly. If you only search the public sites, you may see these homes after showings are already full, or not at all if the seller chose to sell privately.
How do buyers get access to off-market homes?
Agent networks. Agents often hear about homes before they list, while the seller is still painting, repairing, or packing.
Private listing platforms. eXp Exclusives is a platform, accessed through an app powered by Zenlist, that gives eXp Realty agents and their clients access to pre-market and off-market listings across the U.S. and Canada.
Direct homeowner outreach. In a targeted area, an agent can reach out to homeowners to see whether any would consider selling to a ready buyer.
What does the Shaina McAndrews Team's Off Market Search Team do?
Once you sign a standard Buyer Agency Contract with our team, our Off Market Search Team can:
Open new opportunities. If you have narrowed your search to a specific area, we reach out to homeowners there who are not on the Do Not Call list to see if they would be open to selling off-market to you.
Shop your offer. If your offer on a home is not accepted, we can share your terms with nearby homeowners to see if any would be interested.
Find Coming Soons. When we learn about a home that is still in the preparation phase, we give you a heads up so you can decide whether you want to see it first.
Open eXp Exclusives. As our client, you get access to pre-market and off-market eXp listings through the app.
Is buying off-market a good deal?
It can be. With less competition, you may have more room to negotiate terms that work for you, such as timing or inspection windows. But off-market does not automatically mean a lower price. We still pull recent sales and help you write an offer based on real value, so you do not overpay just because a home feels exclusive.
Do I need a buyer agreement for off-market searching?
Yes. Our Off Market Search services require a signed Buyer Agency Contract. In Pennsylvania, a written buyer agreement is also required before an agent can show you homes listed on the MLS. It spells out our services and how we are paid, and it is what lets us put our full search effort behind you.
See homes other buyers never see.
